PROGRAM DESCRIPTION
American Homebuyers, Federal ID# 06-1670138, is an IRS approved 501(c)3 Down Payment Assistance Program established to provide affordable housing opportunities for low to moderate income individuals and families. Our program is easy to use; we have state of the art online processing for gift request. We only require one form to be signed which is our Seller's Agreement and we allow this to be signed at closing.
When we receive your gift request from the lender, the gift funds are wired to the closing agent/attorney the day before closing. After closing, the total service fee is returned via wire transfer or in the form of a check from the closing agent/attorney. The funds received from the seller replenish the pool of funds needed for future gifts.
Our program stands apart from others through our commitment to keep families in their homes. Each loan using AHF gift funds includes our comprehensive default management which is provided by Mortgage Savers, our loss mitigation company. This service mitigates work out packages for borrowers that have become delinquent. This comprehensive service keeps delinquent borrowers from default and foreclosure!
The Mortgage Savers value added service is included at no additional cost to the lender or borrower!
American Homebuyers down payment assistance program along with Mortgage Savers loss mitigation program is unique because it offers the lender a comprehensive default management solution for all down payment assistance loans.
We also offer an online Homebuyers Education Course. American Homebuyers is committed to homebuyer education. Borrowers can review the course and take the quiz online. Once the borrower passes the quiz they will receive their "Certificate of Completion" via email for underwriting. Statistics prove that educated homebuyers are more likely to be better homeowners and less likely to go into default.
Our program is available to all geographical areas in the United States where FHA mortgage loans can be obtained.
